Réhabilitation du 461-465 Promenade Sussex à Ottawa

Projet complété en 1996

Cet édifice commercial et résidentiel de 4 étages est un édifice à valeur patrimoniale reconnue. Notre programme consistait à améliorer tous les systèmes électriques, les espaces intérieurs ainsi que la structure pour les mettre aux normes de 1996. Il fallait également aménager le 4ème étage pour une fonction résidentielle. Le rez-de-chaussée est maintenant universellement accessible. Le budget de rénovation était légèrement supérieur à 1 million de dollars et la rentabilité est prévue sur une période de 10 à 12 ans.

Mona Lamontagne, architecte était gestionnaire de projet; Alan Hopkins fut l'architecte concepteur assisté de Jean-Yves Tremblay, architecte, de Gilles Mercier et Éric Hébert, technologistes en architecture. L'ingénieur en structure était Bernard Reid assisté de Jacques Lavigne, technologiste en génie. Tous les dessins ont été réalisés sur AutoCAD version 12. Tous les plans d'architecture et de génie ont été préparés par le personnel interne de la Commission de la Capitale nationale. Les plans de mécanique et d'électricité ont été préparés par des consultants.

Des leçons à partager:

Il est important d'investir dans les études d'investigation avant-projet. Nous avons investi $20,000 dans le curetage de l'édifice avant de préparer nos plans et devis. Ainsi, les éléments inconnus ont été mis à jour avant le début des travaux.
Plus de temps devrait être investi dans l'examen des plans de mécanique et d'électricité et dans la disponibilité localement des appareils et équipements spécifiés. De nombreux problèmes ont surgi dans ce domaine; ils auraient pu être évités au stade du design.
Une collaboration étroite et régulière avec la personne responsable de l'examen des plans au niveau municipal et avec le Commissaire aux incendies est importante. Cela nous a permi de régler des modifications de dernière minute dans un esprit créateur et positif.

Rehabilitation of 465 Sussex Drive in Ottawa

Project completed in 1996

This 4-storey commercial and residential building is a recognized heritage building. Our program was to upgrade all mechanical and electrical systems, interior spaces and the existing structure to 1996 standards as well as to extend residential occupancy to the 4th floor. The commercial level is now universally accessible. The renovation budget was slightly over one million dollars and profitability is projected within the next 10 to 12 years. Mona Lamontagne, architect, was project manager, Alan Hopkins, architect, was design manager, supported by Jean-Yves Tremblay, architect, Gilles Mercier and Éric Hébert, architectural technologists. All drawings were prepared on AutoCAD version 12. All architectural and structural engineering plans were prepared in-house by National Capital Commission professional staff. Mechanical and electrical drawings were prepared by consultants. Lessons to share:

It is important to invest in building investigations at the beginning of the project. We invested $20,000 in stripping and analysis work before preparing our plans. Unknown elements were brought forward before the work began and not during the renovation itself.

More time than what we allocated should be spent reviewing mechanical and electrical drawings, and the availability of proposed equipment and materials locally.Many problems related to machanical and electrical surfaced on site; they could have been avoided at the design stage.

Early and regular collaboration and meeting with City Plan Examiner and Fire Commissioner is important and ensures that last minute, on site modifications arising from unforeseen situations will be looked at in a creative and positive way.
